A valid EPC is required by law if you are marketing a property for sale or rent, granting a new tenancy, or renewing or changing tenancy terms.
For rental properties, the EPC rating must meet the Minimum Energy Efficiency Standards (MEES) - currently a minimum rating of E or above (unless a valid exemption has been registered on the national PRS Exemptions Register). Failure to comply can result in financial penalties of between £2,000 and £4,000 for landlords, plus restrictions on letting.

What Happens If My Property Doesn't Meet The Minimum EPC Rating?
​​Rental properties must achieve at least an E rating under the Minimum Energy Efficiency Standards (MEES).
If your property is rated F or G, you'll need to carry out recommended improvement works - up to a cost cap of £3,500 - before you can legally let it. If it still can't meet the standard after that spend, you may be eligible to register an exemption.
